The tax will be only four percent if the owner of a rental property registers as self-employed, said in an interview with "Rossiyskaya Gazeta" member of the Association of Russian Lawyers Koba Orzhoniya.
The expert explained that the Federal Tax Service recently informed the extent to which taxes can be paid on income from rental housing. The easiest and most convenient way to pay tax is to register as self-employed. Then, when renting an apartment to an individual, the tax rate will be four percent, to a legal entity or an individual entrepreneur – six percent.
Another way – do not register, but at the same time file a declaration and pay tax on the income of an individual, which is 13 percent. If the owner of the apartment is an individual entrepreneur, he can use the simplified taxation system – six percent of income, or 15 percent of income minus expenses.
Specialists warn against renting apartments “blindly”. If the Federal Tax Service identifies such a landlord, he faces a fine of 10 thousand rubles. In addition, they have the right to recover arrears from such an apartment owner. According to the head of the tax practice of the law office “Yurlov and Partners” Andrey Illarionov, arrears can be accrued for three years, in addition, you may have to pay penalties and fines in the amount of 20 percent of the assessed tax.
Earlier it became known that apartment renovation increased in price by almost 35 % compared to 2021. The increase in the cost of repairs is associated with an increase in prices for building and finishing materials, as well as with an increase in the cost of workers' services.
